What is worth knowing about this area

  • The same highway runs from the lot to Conroe

    TX-105 runs from Brenham northeastward and eastward via Navasota and Conroe to US 59 at Cleveland: about 89 miles in all. From the lot to Conroe you stay on that road start to finish.

  • Conroe is the Montgomery County seat

    Conroe was incorporated in 1904, sits on I-45, and is the county seat of Montgomery County. Lake Conroe is about seven miles northwest, on the West Fork of the San Jacinto.

  • No zoning, but there are “Defacto Areas”

    The city puts it this way: “The City of Conroe does not have a Zoning Ordinance”. Even so, a Mobile Home Permit is required before you can move a mobile home into the city, and there are mapped “Defacto Areas” where, in the city’s own words, new or new-to-the-area manufactured housing cannot be brought in and installs are not permitted.

  • Outside the city, Montgomery County governs

    If the land is outside Conroe city limits, the permit comes from the county, which requires one for each structure and requires a permit for any work inside the 100-year floodplain. The office is at 501 North Thompson, in Conroe itself.

If you are putting the home on your own land in Conroe

Before you buy, ask the City of Conroe to check your address against the Defacto Areas map. That is the first question to ask, because if the land falls inside one of those areas the permit will not be issued. If the land is outside the city limits, you are dealing with the county instead.
