Mobile homes in New Caney, Texas

25 min19 mi25155 TX-321, Cleveland, TX 77327

New Caney is about 19 miles from the lot, roughly 25 minutes down US 59. It is one of the areas where the most people buy to put a home on their own land, and there is a very concrete reason for that.

What is worth knowing about this area

  • New Caney is not an incorporated city

New Caney is an unincorporated community in Montgomery County. It has no municipal government of its own, so there is no city asking you for separate permits or requirements. The county is what applies, and that is all.

  • It sits where FM 1485 meets Loop 494

New Caney is at the junction of Farm Road 1485 and State Highway Loop 494, seventeen miles southeast of Conroe. From the lot you come down US 59 and turn off right there.

  • The Grand Parkway starts here and crosses into Liberty County

TxDOT describes TX 99 Segments H and I-1 as 37.5 miles of controlled-access toll facility from I-69/US 59 near New Caney, to US 90 near Dayton, to I-10 East near Mont Belvieu, running through Montgomery, Harris, Liberty and Chambers counties. It is the other road between your area and ours.

  • The permit comes from Montgomery County

The county requires a development permit for each structure, defines the start of construction as placing the structure, and requires a permit for any work inside the 100-year floodplain. The office is in Conroe, at 501 North Thompson.

Local rules change. What this page says comes from what the city and the county publish, with the source noted on each point, but always confirm with them before you buy or move a home.

If you are putting the home on your own land in New Caney

With no city in the middle, the process is shorter: you deal with Montgomery County directly. The first thing they will ask is whether the land is in the floodplain, so it is worth finding that out before you buy the home rather than after.
